I was talking to a friend yesterday, in their village, a 3 bed terraced house, ON the pavement, with NO parking, and a tiny rear yard went for an astonishing 245k, and this is a sleepy little Dorset village!!!

To me that sounds about right, having just offered on/about to buy a 2 bed semi with garage for £177000.

So if you get more than you ask for then could you chuck ten or so thousand this way, as it needs a new kitchen and bathroom.
