Crunch time, what car for £12-14k?

OK, some of you know I use to run a rather powerful UK Impreza! And I sold up recently to make way for a house and a mk2 Golf GTI.

I don't fancy an Impreza, because I no longer have a garage to put it in, and I don't want that sort of attention on my drive!

I've seen the following:

Seat Leon Cupra - £12,500 (low mileage, dealer & 2002 car)
Honda Civic Type R - £14,500 (low mileage, dealer & air con)

Anything else I should consider for that sort of money?

Question

Forgot to mention critera of the car:

4 seats - Ideally 4/5 door, but 3 doors considered
Air con
Main dealer servicing
Preferably 4WD or failing that FWD
Forced induction or VTEC (although fast NA cars are fine)
Up to group 18 insurance
Newish

Cars that seem to fit are:

Skoda Octavia RS or 4WD
Seat Leon Cupra
Integra/Civic Type R
TDI Golf

But have I missed any??
