Whats the cost to remove a chimney breast ?

Default Whats the rough cost to remove a chimney breast ?

I`m considering having a chimney breast removed from one of the rooms, its just the living room where i want it removed as it takes up quite a bit of space.

The upstairs part of the breast can stay if its possible, can you remove the downstairs part of the chimney breast and put some kind of lintel in so that the whole chimney breast doesn`t need removing ?

If their are any builders on the forum, whats the rough cost to do this ?

Wiser perhap's to get professional advice about the bit thats left upstairs. Not really worth the risk of finding it all on the floor a bit later on.

We lived in a 3 story terrace in Battersea and got a local builder to remove the chimney breast in the kitchen. They used joist hangers to take the weight although I always wondered if they were up to the job! Not cheap at the time and I probably needed planning permission. But it all stayed up and made a big difference to the room. Do use someone who knows what they are doing. If the chimney breast goes it could take much of the house with it (and next door)

You will require building reg. approval, albeit by a form called a building notice, at one time it was allowed to corbel brickwork, then use what is called gallows brackets, but now days the norm is that a steel beam has to be installed under the section of breast that is left, please note failure to obtain the required approvals, as this is classed as a structural alteration, can lead to problems later, if and when you come to sell the property

It sounds like a lot of red tape but i think it will be worth it to have the extra space.
