flat roofs and mortgages
Hi all, can you please help.
My partner and I have just agreed a sale of a bungalow. It needs a full refurbishment. We have plenty of funds for this (30k plus).
It has at the momement a large flat roof extension which is leaking.
We plan to put a new pitched roof on.
Problem is we are worried that the mortgage lender may refuse the mortgage on the grounds that the property has this large flat roof extention. Apparenty if flat roof is more 30% of the overall roof (which it is) then mortgages are often refused. is this true? Surely if we explain that we intend to replace it (and proof we have the funds) there shouldnt be a problem?
