Question Decking and Building Regulations

Do you need building regs. for simple, low level decking?

We have a small amount of decking outside the back door that was down when we moved in 4 years ago. We are now selling and our buyers solicitor has questioned the need for planning permission which I googled and found this ==> Planning Portal - Decking

I sent this response off only now to be asked if the decking has building regs approval

We've told them to **** off and send the contracts back if they don't want the house as we believe they are angling for a price reduction.

What is the view of the Scoobynet Massive?

That says not, just like the link I posted, if planning permission is not required. By the criteria on each of those sites, my decking does not need planning permission. They are trying it on me thinks....

easiest way would be to contact your local council planning department and see if they can produce the evidence and answers, then send that to the solictor. hth

Or offer to rip up the decking for them to continue with the sale?

You don't need building regs approval, period.
If they still moan, as above offer to rip it up or say you put the decking down to create a level threshold in accordance with Part M of the Building Regs and by insisting you remove it they are discriminating against disabled people

Trust me, you won't need building regs, the only reason that I needed them for my garage was because there was a toilet going in it!

In the link you posted,
Building Regulations should be assumed to apply to every deck structure requiring planning permission.
Yours did not need planning permission, The planning permission for decking was introduced 1st Oct 2008, yours was errected before this date
