Mortgage survey problem
I moved house last year and C&G arranged a survey - circa £800-£1000 IIRC.
Everything's been ok until a month ago when a pitched lead roof over a bay window started leaking. On closer inspection the roof has been covered in silicon sealant. The surveyor missed it and the 'old' leak which damaged the ceiling. I phoned C&G who sent another surveyor out who took photographs and wrote a report to C&G.....................
..................... today C&G told me that it'll only cost £300 to reseal!
Firstly, my late father was in the roofing business (specialising in lead roofs!) and he would have had a fit if someone - a chartered surveyor at that - suggested sealing a lead roof with silicon! Secondly, they missed it in the first place, both the original damage and inappropriate repair and now they won't pay out!
I'm having an estimate of the work required - both to investigate the cause of the leak and remedial work required, by a local specialist Then I'm going to respond in writing to C&G with my proposal - that they foot the bill. I'll also involve the ombudsman.
Any other suggestions?

Yes,
Unfortunately most surveys are generally only worth the paper they are written on these days as they contain so many get out clauses. They could also argue that it has started leaking due to wear and tear in the time that you've owned the property.
I think you'll end up footing the bill for this so get whatever estimates you want with regard to the best way of getting it sorted (new roof?). I wish you good luck with getting some money out of the C&G and/or their appointed surveyor for it.
Besides houses cost money to maintain long term so £300 to reseal or say £1k to get it done properly is fairly insignificant in the grand scheme of things.
