Default House moving question.

I have just seen a property that is amazingly priced and has tempted me with a move, I have only ever been a first time buyer with no chain previously.
The main query is when can you make an offer on a house?
At the moment mine is not on the market and with the current climate I presume it would take a while to shift, do you make an offer when yours is for sale or when you have had an offer on your own?
Anyone moved recently? What have been the true costs etc

You can offer at any time you like, whether your offer is seriously entertained by the vendor is another thing.

When we moved a few years back, the only offers we considered were those from people in a position to proceed. We only made offers once we had accepted an offer on ours.

You can make an offer at any time. The agent will want to know your situation, to let the vendor weigh up , fully, your offer. 18 months ago, any estate agent would have laughed at you if your house was not yet on the market, but now... beggars can't be choosers!
If you price your house properly, it will sell, albeit not in a matter of days.

Thanks for the advice, I was thinking along the right lines.
I will get a valuation and take it from there, if the difference between the two houses is great it will be a no goer.

...not necessarily - discuss anything you want to get out in the open with the selling agent. you may find the vendors are interested in a swap, or a btl, or they have a cunning plan to make a deal work.....if you don;t talk to them, you'll never know

i have broken chains 2 or 4 deals up or down the line in the past in order to make sales on new properties work, so this sort of thing does happen
