Anyone got an idea what the going rate per acre is ?

How long's a bit of string?

This is the nearest bit of land for sale near me.

I personally reckon 3k per acre considering a few other bits of land i bought but this guy doesnt know what its worth & wants me to make him an offer.
14 acres with around 5 of that forest. Dont want to go in too high or too low if you get me.
No chance in hell of it getting planning, dont want it either.

Depends where, access, field shelters for horses available, good fencing etc.

Between 2.5k and 10k per acre.

Seriously it depends on where. 14 acre field in Alderley Edge in a strict conservation zone sold for grazing last week for £120,000. You can't even get permision for a loft conversion where it is.
Yuppies with horses I think!!.

Like others have said the more you buy, it will work out slightly cheaper. Lots of other factors but 6.5k an acre

As above its the annoying yuppies that want a nice paddock for their daughters pony that is shuving prices sky high, i bought a 2 acre field 5 years ago for 12k, i bet i can get nearly 50k for it now.
But big lumps of land round me are going for about 5k an acre now, to be honest don`t know how any farming crop can pay for that

most profitable form of crop rotation - wheat, barley, fallow, houses
