Default House offer

Can you still make an offer for xxx and xxx for fixtures and fittings?

Seen a house I like but ober the stamp duty threashold. Can I offer the maximum 250k and an extra 10k for fixtures and fittings to get out of paying the extra 2% stamp?

If you can contact the seller, then probably yes, but you may have to pay them the extra £10,000 in cash?

Seems pointless pricing houses at £250k.Must deter lots of people

There has to be close to 10k in chattels ( anything moveable like carpets, curtains , furniture ) 'fixtures' ~ anything fixed to the building structure are classed and valued as part of the house itself.

You will come under intense scrutiny from the taxman at around the £250k mark.

Bit like buying an old car for £250k and getting a free house, so you don't have to pay stamp duty. It will not wash !!

But if you can reasonably justify the figures then there should not be a problem.

It happens more often than people (or the taxman) realise!

I'd be happy to accept an offer under the taxrape threshold for a property plus a further amount for extra's.
Solicitors can draw up the paperwork so that neither party get ripped off.

Someone very close to me sold a property to a friend in the same way and received an extra 20k over and above the sale price.

There are other legal ways round it too, but none that I would disclose for fear of the loophole being plugged!

Most solicitors these days insist that there is something included in the fixtures and fittings that can justify the cost - i.e. just an oven, carpets, curtains etc can be a few £k but not say £20-30k. Some solicitors are a bit more rigorous in how they enforce this than others!
