neighbour disputes and selling houses
Does anyone know anything about this. Basically if you have a dispute with a neighbour and it affects their ability to sell there house as they have to disclose it whilst conveyancing can they sue you?

If they are selling their house, they must answer truthfully any question asked of them and that includes neighbour disputes.
If it means their sale falls through, then that is their tough luck but they cannot sue you. What for?!!
However, if they fail to disclose and the new owner finds out later and it materially affects the value of the house, then they can sue the person they bought it off.
It happened to us, we had bad relations with our neighbours (horse remember anyone?) and when we sold we were open and truthful about it to our buyers. They chose not to ask too many further questions, so they either weren't bothered about it (stable) or their solicitors didn't pick up on it - in which case the buyers could have sued their solicitors for bad advice. Either way, we were in the clear.
There was no way we could have sued our neighbours if the sale had fallen through, though its a nice idea!
