Barn Conversion
whats VERY ballpark cost to convert a smallish, structurally sound barn to a 2 bed house.........very rough idea needed thats all. ie. can you do it for £100k or would that be impossible.......would £200k be way over the mark? not enough?
just need a rough idea.

I can comment on what it would cost in France, as I've some expereince of it over there.
If your barn is sound, the timbers are sound etc, it's in the order of €75, (about £53), per sq metre converted, but you need to DOUBLE that if you have two floors, and triple it if you have three, etc.
Costs to include, roofing up to standard, insulation, flooring, first flooring, electric connection, water connection, new windows and doors, etc etc.
NOT sure if it included full electric wiring, plumbing, but I'd think not.

Try this estimator. Not directly applicable but should give an idea.
PS alcazar £5/sq. ft is far too low. You can't get laminate flooring for that let alone a refurbishment
