Default Estate Agent Fees

I moved out to NZ a year ago and about to sell my house in Waikato NZ, so I thought I would approach some local estate agents and I am slightly shocked at the fees they think they can charge

Basically 4-5% on the first $250-$400k there on they will charge another 2.5-3% on the remaining balance. Worst thing is that they actually want you to pay for the advertising as well of the house in the newspapers.

Save myself $25k in commission and I shall advertise privately I think. What are the UK agents charging these days?

So anyone interested in 10 acres of orchards and a 477meter sq house with 5 bedrooms you can PM me

Over here varies but about 1-2%, sometimes 2.5% of the total.

I know when I lived in Melbourne, we had to pay for advertising as well. Ended up selling through a different agent in the end, but still paid the first agent $2500 for advertising when they got nothing. Total rip off but nowt you do about it...

If you have to pay it just make sure you push them for a dam good service and marketing approach so you achieve the best possible figure.

I wouldn't use the cheapest agent as you will probably get a crap service and possibly a far lower offer as they haven't put any effort in.

Not really...there is a huge amount of hidden cost...I work pretty closely with estate agents sometimes...on average they only sell 50% of what goes on the market...then 15%-20% of those houses fall through...they end up with far less than you would think.

You won't get much sympathy on here Vicky

But anyone who works in the property industry will know that estate agents actually work long hour get very avergae pay and take a lot of ****.

I know it is a poorly paid job ( except at the top ) and that is one of the reasons I find their fees a joke

Actually i think i do alrite personally, but i know loads of people who dont

Basic wage in Essex area for a neg is 7 - 10k basic!

You can work your butt off and get nothing if it falls thru!

It is a fun job tho!

I dont understand!

The fee for what is done is not a lot. Especially as it is all money out as soon as a property goes on the market. A lot of the time a prop sale will not complete, that means we dont receive anything so the neg gets nothing and the company has paid out for the neg to work, ring the prop out, print and send details off etc, a sales neg has speant endless hours doing what they do, the list goes on.........

I dont know how some agents stay open and a lot dont.

A couple have closed round here in the last couple of months.

Same round my way...the mugs that do fees at 1% or less are driving themselves into the ground.

Only way to make money now is to charge minimum 1.5% and make sure a good service is offered. People then don't mind paying the fee - what the great british public hate most is a paying a fee if they don't feel they have had a just service.
