Looking at buying a house and one that I viewed had a smell of 'dog' in it. Wasn't overpowering, but nonetheless noticeable.

Does anyone know how to get rid of such a smell?

If I did buy the house I would re-paint the whole house and also re-carpet (or put laminate wood florroing down) the whole house. Not sure if this would help?

Also, another quick question, when builders take part exchanges on a new house, do they give good prices. I am also looking at a house that a builder is selling after taking as part-ex and am wondering how flexible they would be on the price.

the mojority of the smell will lie in thecarpets so replacing these should give ur house a better smell as such, obvious things like curtains and what have you should shift it too.

job done.

failing that get a dog of your own to try and overpower the the stench thats already there...pmsl

Depends where the dog smell is lingering. The usual suspects are the soft furnishings, so if you are replacing those, the problem should pretty much go. When the carpets are lifted it may be worth going over the floor with some flash / disinfectant of some kind in case the dog "had an accident" at some point.

You can also buy specialist pet odour neutraisers that are intended to remove the smell so that even a dog wouldn't be able to smell it. Disinfectant does not mask the doggy smells from a dog and if they have an accident they have a tendancy to re-use the same spot again.

Not sure how flexible a builder would be - I assume they would have given roughly the market value for the house, if they offered a lot less, I suspect most people would not take the offer up. This being the case they will want to recover their investment. I suppose you may get a resonable deal if they have held it for a while and values have gone up quite a bit and they are prepared to split the difference between their investment and the market value. But I guess you have to ask yourself are they likely to if houses are selling well??

As above smell is normally in the furniture ie settees etc and also the carpets! if your replacing them anyway shouldnt be a problem. If it is then Febreeze now do a pet odour thingy spray which should help the problem
