requesting references for potential tenants

I currently have a house that is on a buy to let mananged by me and my other half. We have had interest in the property from a couple of students who are looking to take the property for the next academic year.
As is usually the case we have asked for the potential tenants to supply details of 2 referees each, one their current landlord and one other professional person (course tutor, previous employer etc).
What sort of questions should be asked for both of the above (i.e. the current landlord and the profesional).
Any help appreciated
