How much is agricultural land worth?
#1
Hello,
Can you please give me a rough guide on how much land is worth? (It's in rural Aberdeenshire) At the end of our garden we back onto a big field. The farmer has just done the harvest and it resulted in about 50 of those big round bails of hay. I'd say the whole field is about 10-15 acres and I want to buy it from him. I'm going to suggest he carries on havesting the crop and "managing" the field but we split the money say 70%-30% in his favour for the work. I want to make the offer one he is stupid to refuse but dont want to pay over the odds.
Someone has told me the land is worth only about 1000 per acre, but I thought that sounded too little. Are they right?
Cheers

Agricultural land is worth about that
BUT
Agricultural land sold for its amenity value can be worth a heck of a lot more...
Round here (Suffolk/Essex/Cambs borders), £10K per acre plus is not uncommon if its for keeping of horses etc.
Johnny Farmer is generally wise to Joe (non-farmer) Soap buying a few acres
I would guess that you are buying the land as a protection against future development? Expect that the farmer might realise that & if he sold, then he would charge a hefty premium.
I would love to buy the 4 acres next to us (see above) but it'd cost me a lot more than £4k if he would sell - which I know he won't/is unable to. Even an acre of it...

Thanks everyone.
I just want to make sure the views stay there. I'm not trying to make a fast buck by hoping it will get planning in the future. I think if I let him still manage it he will hopefully go for it.
Rich: You cheeky fekker. Have you seen your bros bank balance recently? Barclays have had to install 8 foot wide printers in their statement printing department to get all of the zeros of his balance on there!

I'm back in the red now. Bought a huge load of land near some shabby cottages in Scotland. One is owned by some hideously deformed tight-fisted goon from "Lessta", apparently.
Planning to build an enormous unsightly power station on the land, fuelled by the smelliest manure available.
Chin - you can come work for me - the amount of bullsh!t that flows from your voice box should keep the station running into the next century.

From ages ago I seem to remember that all agricultural land is graded to do with how fertile it is. I think the best land (grade 1 ??) tends not to get built on either because it is worth too much or it is restricted - something like that.
