One or two bedrooms?

I've got a bit of a dilema...
I'm going to be renovating a flat. And can't decide if I should make it 1 or 2 bedrooms. I've always been in mind set that 2 bedrooms is worth more.
But is that true?
The flat will have a circa 350 sq ft open plan kitchen/dining/living room, and I can fir in 1 225 sq ft bedroom or 2 110ish sq ft bedrooms. The 2 bedrooms will cost abit more to do.
I'm unsure if having 2 small bedrooms and a large room won't be in keeping, whereas 1 large bedroom would.
SO basically I'm after opinions on what you guys would see as a better option.
2 smaller bedrooms or one big one.
Incidently - if it's two bedrooms the whole layout changes it's not a simple case of putting up a dividing wall!

Depending if your going to keep it or not...
If I was to keep it,then one bedroom, but to sell it then definetly two. I've been looking at some properties just recently and some rooms are barely big enough to put rabbits in (if you really wanted to that is )

I would be living there, but, need to consider the re-sale. So that's why I'm considering 2.
Apart from the cost aspect. The thing that put sme off 2 is the size of the rooms. It may be weird having such a big living room and 2 small bedrooms.
The impact of a big 1 bed place may be greater then a normal size 2 bed. A bit different.
But as Chris said, 2 is more practical.

The house I'm buying at the mo has two bedrooms.
One is 119sq ft, the other is 107sq ft. Two makes much more sense to me. I have can have people to stay without them having to kip on the lounge floor or share a room. Also means I can a have desk and work area seperate from my bedroom.
I'd vote for 2
