How would I LET a bit of me house for commercial use...?

My new house has a ground floor extension which has its own entrance door from outside and a W.C. I can access the room from inside the house too and currently use to store the dog & tools & mower. Now on checking the land registry data this room/extension was used previously as a Chiropodist’s surgery. This set me thinking if it could pull in £500 a month by renting it out to someone like a homeopath/massager/chiropractor/osteopath? Thing is I don’t have a clue as to the best way of finding a professional 9 – 5 tenant.
Anyone any experience of such an odd query!

Why not let it out as a domestic flat? You would might get more for it (depending where you are) and you won't have to worry about possible planning consent required.
edited to add: if you are specifically looking for that type of tenant, then try advertising in the specfic trade journals for those types of businesses you want to attract.
p.s. you might want to edit out the "massager" bit.... it will bo doubt precipitate a torent of whitty yet unhelpful replies!

No, go for a proffessional let. It will need running hot and cold and a separate toilet.
You could easily get £500 per month.
Put an ad in your local paper and contact your local practitioners... they will easily pass on the details.

Thanks guys! Some good pointers there.
The room has a WC and installing hot and cold is a piece of cake.
Looking for a 9 - 5 business LET with a 'no music' clause as I will then never see or hear them!
CGT and business rates - hadn't thought of that! Guess it all goes in the missus' name then as she will be off work/not earning (hence this bright idea) whilst delivering a sprog. Can you offset rent against any business rates/portion of water/mortgage/decorating/insurance etc - guess I need specialist advice there?

You do need to run through the options with someone who knows.
If you use a part of your own house to run a business for yourself you can claim heating, lighting, purchase (mortgage payments) etc against tax. If you claim for 25% of the running cost of the house, when you come to sell up, 25% of the selling price will be liable for CGT. Not sure that this applies to renting it to someone else for business use, as you won't be claiming tax relief.
