oil in tail pipe! help

oil in tail pipe! help
Its a 2.0 non turbo and found what im 80% sure is oil in the tail pipe. No blueish smoke, oil and water look clean. Any other thoughts what might be a cause? Piston rings? It does slap when cold. Either way im looking to sell now. Ive had nothing but probs with this car. (rant over) but serious any ideas please

if it was loosing oil through the exhaust it would burn it and u would have blue smoke,u sure it aint condensation in the exhaust and its mixing with the dirt in the pipe and giving that oily effect.are u using any oil at all.

Well that was the other 20% I thought. The tailpipe is dirty and ice cleaned it off so well see. Just thought something might have gone due to cold nights ect. Thanks
