Default Commercial properties

Just want to get an idea of what a unit would cost to rent?

Does anyone have any details of estate agents or websites that deal in commercial property that they can recommend? Done a quick google serach and there are tonnes but so far non have anything in the areas that i'd consider or if they do the prices are stupid £15k per month rent!

There are a couple of estate agents within the ESC. I don't think they deal with commercial property but they might have some contacts.

Matt, might be an idea to look at local dealers, a nice unit next to them, or a body shop would be good for passing business.

that's very true. location will be a big part in passing trade for me. beleive it or not the more expensive manufacturers are normally the worst for their car prep. I'll take a unit next door to audi, bmw or mb then please

I might be able to help here. Depends on what your after, but i know a friendly farmer nearby who might have somethign available....
Let me know what you want and i'll have achat for you... i'm sure he'll do his son a favour!

P.S. I need to order some cleaning bits for affore mentioned farmer

well as winter is on the way then it'll be harder and harder to manage to do the details outside so i'll need to sort somewhere indoors if i'm to carry on over the winter period. the gazebo's just not going to be enough if the current weather is anything to go by!

so would need access to water and electricity (no not just for the tea and coffee! ) and somewhere to make a little stock room - a) so it's more secure than where i have the stuff stored at the moment and b) so i've got more room than where it's stored at the moment

if you could ask that'd be great. Have a nice little bundle arranged for affore mentioned farmer

i'm in basildon so as long as it's under or around a 30 min drive that's fine. few country lanes to drive down are always good

really need to know what it's going to cost me to get what i need rather than what i want to pay. I'd like to pay as little as possible rent and rates wise all joking aside i am just starting out and would like to keep my costs as low as possible to stand a chance of being competetive price wise.

the thing at the moment that has the biggest effect on if i go for a unit or not is that my business only currently operates at weekends. reason for this is that i still work my normal 9-5 office job during the week.

another factor for the unit is the nature of my business. although the products that i use on the car are not generally harmful there may be limitations as to what can run into the drains. this can be worked around though. there's kit out there to do it but again is a cost!

i enquired a few weeks back about a 40 ft container, they want £50 a week (but when I spoke to him, he said he could negoitate ).

They are based near one tree hill ....... Not far from you.

cheers nate but don't think they'd be big enough to get a car in to detail great for the storage side though.

LOCATION
The unit is situated on a small established industrial estate approximately half a mile from South Woodham Ferrers town centre and within a few minutes drive from the A130 Chelmsford to Southend road, which provides access to the A12 and A127 trunk road.

DESCRIPTION
A modern single storey light industrial/warehouse unit of brick and blockwork construction under a pitched roof incorporating translucent roof panels. The unit is served by a full height steel roller shutter door and there is a single WC with sink at the rear of the unit. There is 3-Phase electricity, fluorescent lighting, and gas is available.

ACCOMMODATION

Gross internal area

725 ft2 (67.4 m2)

TERMS

The property is available on a new three-year tenancy agreement with the tenant having the ability to quit on three months written notice.

Rent £6,000 per annum, payable monthly in advance and includes external repairs and service charge. Tenant to pay cost of buildings insurance. A security deposit of

RATES

Rateable Value – £4,500.00
The 2006/2007 rate in the £ is 42.6p
Rates payable - £1,917.00

£8 psf sounds high for an industrial unit, but obviously the rate will be higher /sq ft due to the small nature of the unit. all in all, if i were looking for something suitable (and i work in property too), i would certainly consider that - i would also assume there would be some potential for negotiation. although £500 pcm doesn't sound too bad. make sure you look into your insurance costs as well though - as you wouldn't be occupying during the week, you may find the premiums will be higher...do you know anyone who would want to share the unit?...someone with a classic car to store or something like that?

to give you some idea, a standard double garage approx 5m x 5m would be 270 sq ft (ie 5x5 = 25 sq m x 10.7642 = 269 sq ft)

Along fobbing high road someone has a sign saying unit for rent. dont know any details but maybe worth a look...
