Default need your wisdom Tiny and people

Hi all,
considering buying a pub in Rochford......

question is; "am I gonna enjoy moving from the garden to sunny rochford or should i look elsewhere???"

so is it a good place to own a pub or not, chaps ,n chapesses???

your opinions please

rochford been quite close to southend most people on night out will go in to town not sure how busy it would get out of my area a bit

if its out of the way people will have to drive so it dont work (stock up on the orange juice ) lol

was being more general than specific.... but it is in the town


as i shall be moving from ramsgate kent to rochford was wondering is it a friendly type place or do i need to be wary of a trouble element???

dont mean to insult anyone but to buy a business in a new area you do need to ask these questions

having been here for 14 years in southend, and working in rochford, i find rochford is a very quiet place to be, most people go into southend for a drink, but there is also many people from southend and surrounding areas go out to places like rochford, barling, wakering, for a quiet drink or a meal. i personaly go out to rochford or wakering for a meal and a drink. if you see our local papers and news there really is not much going on in rochford, not even the criminals go out there lol.

whatever your venture is good luck mate.......i think if you are intending to buy a pub in rochford then you may have made a wise decision, as with what the councel intend to do with the new super casino, and new businesses, i think rochford has a good chance for growth. infact i have noticed that there are more houses and flats being built in rochford the past few months.

Rochford IIRC has the most pubs in a square mile so check the business figures out

I visited every pub and then a curry for my stag do ......................... 13 years ago

I am sure the ESC would attend any opening party

Yes, Rochford is well renowned for 'pub-crawls' because of the amount in such a small area.

and put this in the search bar "pubs in ss4" (include punctuation marks).

I ilive in rochford and it is nice, although there are a high majority of old peoples homes here.
But the pub crall is somthing to be experienced!
We have the beer festival at the freight house each year and several of the pubs are renowned for their traditional ales and beers. because of this, they always get a good attendance.
Plus there's 3 indians and a chineese restaurant, as well as a few other eateries and this always helps to get the punters in.....
But the fact that there are so many and quite a few very good pubs with restaurants very near by, there is stiff competition.
But all that said, with teh new flats going up all the time and the new devbelopment on the old hospital grounds, there is also a strong build up of young professional people in the area.....

All in all, there are much worse places to be..... i ilike rochford and for one, have no intention of moving...

Have you not had a full feasibility study carried out?? If not I would strongly recommend it before you consider investing in such a venture. Seen a lot of people buy pubs only to get dumped a year down the line because they didn't carry out such studies into all aspects of the local area and general demographics beforehand.

Hi all and thanks for your responses, and having partaken of tiny's cooking i might well be on for that.

G.S - yes you are right before any business venture you do do your homework, as i am in the licensed trade already i have realised that as a small but important part of that research where possible you get the opinion of people who live in the area (I know of one pub where a brewery invested heavily in a pub and on all sides it looked a wise choice as it was a stunning location (the riverside in a famous university city and tourist destination), but had they canvassed the local community - they would not have a pub with a succession of landlords and now a succession of managers while thay try to offload it.) How many times have we all been in a position where we say "had they asked me I'd have told them they were p*ssing in the wind there".

so thanks for your help all... and of course you would all be invited to any opening party ( especially as there will be a large size print of the legendary "Pele eating a flake" pic on the wall to corrupt you innocents

Of course I wish you all the best of luck with the venture but please ensure you spend as much time as possible researching the area and the growth potential of the business itself. The area is listed as residential and has quite a large base price property threshold - therefore this means the population is an aged one. Therefore the pub is likely to have the same people visiting it with a possible ceiling on the growth potential. Secondly, being a residential area, any plans to extend the license or change the layout so as to appeal to the younger percentage of the population could be very very difficult ... in order to grow you will need to bring in the younger drinkers. If of course you just want to own a business that will keep itself ticking over then that's fine but if you want to get a significant return from the investment then it could well be the wrong choice.

As mentioned if you want any additional info on any aspects of the pre start up I'd be happy to give you as much help as I can.

The one thing that has just come to mind, is not so far down the road is the Anne Boelyn part of the hungry horse chain..... i know that this gets absolutely packed at the weekends because of the value for money/size of portions aspect....
With this being so close it may effect your food trade....

Well it looks increasingly likely that a certain establishment in sunny rochford will be shortly closing for a major refurbishment and then re-opening with me as Victualler....


I needn't say which one, because you will see very quickly which one as it will be very apparent shortly.

hope that being a southerner (from kent) won't be held against me in these northern climes .

tis closed for refurbishment and I will be opening once all the work is done
