I think most would have offered on a value reflecting the current climate, thus making the price offered one that the purchaser and seller were happy with {hence the acceptance} if you go and offer on a house without taking the current climate into consideration then you shouldn't really be offering on a house anyway and if you then need to go back to adjust your figure because you think it has lost more money, which may not be true is a bit naughty.

unless the survey highlights an issuse or something like a lack of planning consent fo ran extension is found by the solicitor etc then you are justified in making a resonable adjustment based upon the potential cost associated to the problem, or you just pull out.

I think the point is that you should take everything including a falling market into consideration when making an offer, and unless things change drastically, like unexpected work being required, or the lender down valuing the property, then you should purchase for the agreed price.

I've no problem with people making silly offers; it's a buyers market and if you're not after a particular house in a particular area then chance your arm and make a silly offer, someone will be desperate enough to accept. I got my first house by being cheeky and making a very low offer, on the basis I knew the seller was desperate to sell (they were stupid enough to tell me), and I could complete within 4 weeks. However I didn't take further advantage of the situation but dropping my offer at the last minute, that in my opinion is morally reprehensible.

As for whether I would turn down an offer for £10,000 more; if I had an existing buyer who was well on the way to being ready to exchange contracts then I would turn the offer down. Apart from the moral reasons for doing so, the people who make these higher offers are generally time wasters who will withdraw the offer in a few days anyway!

this isnt just a money saving scheme that the op is suggesting, its messing with other peoples lives, when it happened to me (I had to go through with it) I was so angry that after the deal went through I was preppared to go round and put all the windows through, whilst this would of been very childish, it wouldnt of been anywhere near as bad as what the dirty rotten lowlife scumbag arshole waste of space did to me and my family,

just to recap then, if this was just business then fair enough, but this insnt, its about people ffs!!!!!!!!!

If you was buying my house and you left it till the day of exchange to throw a low bid in,i would slap you about like the messing to**er that you are..

If you gonna throw a low bid in,do it now..

Have a bit of decency about you.

Buying/selling houses is stressfull enough without people like you in the process.
Dont know about yourself,but changing of the keys is not the only thing that needs sorting out,there is removals,telling suppliers etc that your moving ,etc etc..
Personally then i would never accept your offer,no amount of money would ever get me over what an **** your trying to be.
