unless the survey highlights an issuse or something like a lack of planning consent fo ran extension is found by the solicitor etc then you are justified in making a resonable adjustment based upon the potential cost associated to the problem, or you just pull out.

I've no problem with people making silly offers; it's a buyers market and if you're not after a particular house in a particular area then chance your arm and make a silly offer, someone will be desperate enough to accept. I got my first house by being cheeky and making a very low offer, on the basis I knew the seller was desperate to sell (they were stupid enough to tell me), and I could complete within 4 weeks. However I didn't take further advantage of the situation but dropping my offer at the last minute, that in my opinion is morally reprehensible.
As for whether I would turn down an offer for £10,000 more; if I had an existing buyer who was well on the way to being ready to exchange contracts then I would turn the offer down. Apart from the moral reasons for doing so, the people who make these higher offers are generally time wasters who will withdraw the offer in a few days anyway!

this isnt just a money saving scheme that the op is suggesting, its messing with other peoples lives, when it happened to me (I had to go through with it) I was so angry that after the deal went through I was preppared to go round and put all the windows through, whilst this would of been very childish, it wouldnt of been anywhere near as bad as what the dirty rotten lowlife scumbag arshole waste of space did to me and my family,
just to recap then, if this was just business then fair enough, but this insnt, its about people ffs!!!!!!!!!

Headlines in local paper in a few weeks..........
"Elderly Couple's Lifetime Dream Thwarted"
Local residents Edna & Harry Gibbons plans to settle in Australia to help look after their disabled grandchild have been thrown into chaos. They had accepted an offer for their home of 50 years and could just afford to make the big trip. Edna was in tears when she explained that the prospective buyers had changed their minds at the last minute which was devastating news. "he seemed such a nice young man" explained Edna, "you know, the sort of chap you could trust."
All in jest, of course. dl

If you was buying my house and you left it till the day of exchange to throw a low bid in,i would slap you about like the messing to**er that you are..
If you gonna throw a low bid in,do it now..
Have a bit of decency about you.
Buying/selling houses is stressfull enough without people like you in the process.
Dont know about yourself, but changing of the keys is not the only thing that needs sorting out, there is removals, telling suppliers etc that your moving ,etc etc..
Personally then i would never accept your offer,no amount of money would ever get me over what an **** your trying to be.

Having your morals all shiny, bright and polished is all very well but they might not look so shiny when you haven't got a house to live in or pot to **** in
My money has been mostly spent as i didn't bother to work for a year and went travelling for Three months What's left i'm now spending on shiny things which make me happy. No prizes for the richest person in the graveyard.

I'm not going on about morals as I see many people are falling on their own swords for being greedy and expecting the housing market to make them rich for doing nothing.
Your replies have been very smug, from a point of view that you've made and got out at the right time. Well done.

People with good financial planning skills didn't need to do anything; they got a mortgage they could afford, bought a house they liked rather than one they thought they could make money on and generally lived within their means. They kept their shiny morals and didn't lose their home.

Life is all about taking chances, people don't seem to take enough though...
