i live in chelmsford too and have just moved to a new house. within a week of moving in i had a letter from the council asking to visit to value the property for council tax banding. unnfortunatley i wasn't available at the time so i'm now waiting to see how much they put my bill up by

Now I think I get quite good value but we are out in the sticks and have to lug our rubbish down a long drive every week!

£124/month and valued at 500k in west oxon.
Beauty is that it was given market value when the valuations were done (obviously) before being completely redeveloped in 02 and made much much bigger. Original value still stands.

£108 per month for a 2 bed new build, but it's due to go down this year to about £90 per month, dunno what band we're in, the house is worth about 120k now

The council here does naff all either so don't know why we actually pay council tax, coz it doesn't seem to go on anything.

£96 a month, Band D, Warwickshire. Includes single person discount.

Like others have said, it's a hell of a lot of money just to get the bins emptied every week. (Well, I say 'bins', we just have to leave bags of rubbish on the pavement!).

I assume the value they give it will have little to do with what you actually paid for it

Does this mean that even if i extend my house the council tax wil stay the same price (even though the house will of increased in value?)

Property 1: 3-bed detached, in Scun thorpe: £1500 or so.

Property 2 : 2-bed semi-detached farmhouse with about 2000 sq m of land and two huge barns, near St Mathieu, SW France: £130 PER YEAR, plus another £80 to empty the bins.

i pay £81 a month for a 3 bed house with a large extention, front driveway for 3 cars and car entry at side of house for another 2 cars.

we shall see, I'm a little anxious as it was a two bed bungalow and now its a three bed chalet bungalow with a large ground floor extension and conservatory...i'd be willing to bet quite a lot it isn't going to go down anyways!!

£172 per month over 10 months for a band D 4 bedroomed detatched in an acre of ground worth £450k

the NBO HQ has to be so BIG for me.

A lot of money for a bin emptyed once a week and a copper drive past once a year .


and the local council need another 7 million as they are capped to 5% increase per year

£2512 per annum/ £209 per month, Band H - that's London for you, i guess.

Charges are also based on 1991 valuations - so not looking forward to revaluations whenever they are supposed to happen as prices in London have changed just a bit since then...like circa 600% where I live

£65 a month as they still have my house as being worth £42K which is what it was when built in 2006, it's now worth £120k and still paying the same, 25% too

It does make you wonder, what will happen if they revalue, some houses have gone up more than others but by and large valuations doen back then reflected the relative size of houses, I would hope that they dont try to spring massive rises on us unless we have had our houses altered quite a bit.

I suppose thats a vain hope, this government doesnt want to leave the working man with any spare cash, hence why there is so much borrowing and emigration.

I'm not hopeful as currently the top band - H - in my area refers to houses with a value of £320,000 - which in 1991 would have bought you a 5-7 bed detached victorian villa with a big garden in my area, whereas now it'll buy you a 2-3 bed flat if you're lucky...The big houses without any improvements go for circa £1.5m so a bit of a gap on the valuation front with or without alterations

Having said all that, I've no idea if there are plans to reset the value bands generally or not, but it'd hardly be a vote winner.

Don't own a house yet but i guess i have this all to look forward too. Looking at buying a house at about 150 - 200k depending if its with the bird or not...

I'm sure mine will be well over £100!! joys!

Is that all I hear you say, well check this. I do not own a property in UK and i currently live in cyprus .


However, I must admit, I am in the armed forces and live in services married quarters but, why should i pay a tax that i don't benefit from at the moment.

Oh, and before anyone starts - my income tax is horrendous too, so yeh, i pay me too.

Correct - the value is the value of the house in 1991 - that's how the council tax was done. If you have extended, as we have on our current property by adding 2 bedrooms, the value remains the same and thus the c/tax remains the same.

However, there is talk about a re-evaluation of council taxed being based on number of bedrooms, or square footage or other variables which will mean we and others will have the tax go up.

Mind you, this is in Surrey where we have many delightful agencies working for the council who are reported, by the papers, to be sitting around drinking tea.

I called up the council tax people today to say that we're moving out of the area at the end of Jan, and I wanted to know what my refund would be. Her first thing was 'you only pay for 10 months'... My response was 'why?' - why choose ten months. Why did you decide to give two months off from payments - why not 3 months (Dec/Jan/Feb) when people have less money than ever and it helps with the winter fuel bills? No answer. Then I reminded her that just because I pay for 10 months, does not mean I get 2 months free, which she of course agreed with.

We'll see what the refund is as our local council are pikeys anyway...
