I have a BTL myself and checked this out before letting it.

Hi Kev,

Hmmm, I'm not sure you received good advice. I did some digging and I found that the only way someone can be evicted from a property is as follows:-

"Fixed term tenants
During a fixed term your landlord must have a reason to evict you. The reason might be because:

you have rent arrears
you are constantly or regularly late with the rent
you have broken the terms of your tenancy such as by subletting when you are not allowed to
you have allowed the condition of the property to get worse
you have caused nuisance or annoyance
your landlord's mortgage lender is repossessing the property
the property is being redeveloped
The court will not evict you unless it is satisfied that the reason exists. In some cases the court must also consider whether it is reasonable for you to be evicted.

Your landlord can give you two months' notice without having a reason but the notice cannot run out before the end of the fixed term."

From http://england.shelter.org.uk/advice...wipLive-3859-9

I guess it doesn't explicity say the landlord becoming homeless cannot be a reason, but these procedures take some time so if one did become homeless one would have to make other arrangements in the interim anyway.

HI Jen, Ron ere from Dorset...... it sounds as though things are looking up for you... good luck with everything, as for the House, i would tend to agree with those that say let it for at least a while.... i would also say that it's defo worth going through an agent, some people, however nice they may seem can become right ar5eholes when property and money becomes involved.... the last thing you need is a sitting tenant eh!!

Good luck...

Ron..

Pete - Thanks for your comments, tbh, that's what I was initally thinking... I can assure you I'll be keeping my eye on the markets... if things do start changing I'll think again, or keep it for the long term

Hiya Ron! Yeah, things are looking up Very much up really... give me another 18 months and hopefully I'll have a scoob again - last peice of the jigsaw lol! Well, I've done the laminate flooring today and finished off the painting, so all it needs is a good clean tomorrow and some photo's taken (just for my own records ) and I'll contact the agents next week.

Hope things are looking up for you as well?

Jen
