Yeah - buy a property and rent it out.

7% is the minimum return you should expect.

But, it depends on your age and financial position.

£150,000. Hmm, I'd pay my mortgage off in one lump sum and buy a small house with the change. Then rent it out to make me a nice neat egg in rent.

That way my wages are spent doing my property up and my other property is already paid off simultaneously.

Pay off the mortgage and then determine the viability of doing a four day week (or less). Mortgage is currently my biggest monthly outlay.

At least £100K would go off the mortgage. Probably a bit more.
I'd upgrade my track car from a Clio 172 to a Megane R26R. (16k)
Buy some clothes, treat the wife.
That would be it
Apart from giving a bit to family members

Last thing I would do is pay off the mortgage. Offset it maybe, but not pay it off.

I'd buy 6 buy to let houses at around £70-80k with 75% mortgages and stick the rest in the bank.

£1800 per month profit on the rentals, lovely jubbly

Incidentally, £150k isn't that much money in reallity.

I can tell you for sure one thing - when you have that amount it is a right royal pain in the *** .......... do you keep it?, where?, spend it?, save it for latter years?, it isn't as easy as you may think!

It's getting very tough ..... just £85,000 in each Institution - you do run out of Banks quickly when trying to get a good rate but still spreading the risk

I was happier when I was poor .......... well, at least I didn't have to worry about losing anything as I had nothing!
