HIPS and house sale question.
Following the death of her husband last year my mother-in-law wants to sell her too large bungalow and move into something smaller. Someone she knows has already said to her that if she ever wanted to sell to let them know. She has done this and the other people have said that they will buy the bungalow subject to survey and acceptable price.
Assuming that the survey is OK and the price is OK then does mother-in-law still need to have a HIPS or not ? Obviously sale will be done properly through the solicitor but no estate agents involved.
I can't find a definitive answer to the question.

I know this is of no help to you right now but if the tories get in they said they will be scrapping the HIPS scheme, i was under the impression that all houses sold now have to have the HIPS pack.
Providing the house has not been offered for sale, as in not advertised and then taken off the market all they need is a Energy Perfomance Certificate at a cost off around £50+vat and your solicitor should sort it for you.

If the offer to buy was first (before the house came up for sale), then i would say that there was no marketing!

You don’t need a HIP for:
- properties where there is no marketing, for example if you are selling to a member of your family

Is there a mortgage required for the purchase? This may have a bearing as it will contain some searches that will be required by the lender.

Thank you all for the comments, "think" it is a little clearer now. I have no idea about the buyers finances and it is a private sale, no marketing. Will see what happens after survey and offer.
