For a metal shed 3.03x2.98x2.00m

Its going to be sited approx 20m from our house but within 5m of the side of our neighbours house. As he's a stickler for rules and will object to anything even minutely wrong I want to get this right!??

 

Saxo boy should be able to help you if he has coped with the caravan tow!

I think you will need permission for a shed that size, I think the max dimension used to be 8' x 6'. If he is a stickler like that then you will have to be fireproof as you say.

Got that size yard master shed sat in my back garden m8 and no planning for that m8 as far as i remember sheds dont need planning as there not a structural building same as conservatories m8 an im a builder with good friends in planning apologies if im wrong

 

No planning required and making planning apps is my job.
Conservatories Do need consent if they exceed permitted development sizes.

 

My understanding of plananing permission rules is that they can vary from council to council.

If i were u i'd phone your local council in the morning and ask for the planning department, they should be able to give u a free answer straight away.

If u don't need PP but the buliding is close to needing it, it could be worth getting the councils descision in writting otherwise u many have a delay/problem if or when u sell the house.

It shouldn't need building regs (!) but worth checking whilst your on the phone.

What does and does not require planning permission does not vary from Council to council. It is determined by the General Permitted Development Order which is slightly different in England and Scotland. This order defines what you can and can't do without the need for an application for planning permission to the Council. It is quite complex with many variables and frankly the ONLY way to ever know if you need PP for anything is to phone the Council and ask (its free don't worry). I toyed with the idea of a website that would tell you if you needed PP for various household stuff but the logistics are unreal. The program would need to know the ins and outs of the GPDO, be linked to mapping systems so it knows conservation areas and listed buildings, etc and it would need to know some case law for interpretation of various stuff and there would be more variables and complications to boot. In the end I decided it probably couldn't be made user friendly which defeats the purpose. Its very complex so use your taxes and make the planning duty officer answer your question
