How to valuers arrive at a value after having a look around?

Do they have sophisticated software or can they tap into a service which tells them what similar properties have sold for recently in a given area?

If so is there any way Joe Public can access this information?

no from my experience the guy walks around, and picks a figure from his head usually some estate agents will try to sell it above what its worth trying to keep pushing prices up in the area.

It is based on land value in the area, plus sq/ft area of the house, as well as looking at house prices in the area.

ie, if in Scotland, you can look up recent sale values here.

Your solicitor has access to this info as well - for free in Edinburgh as has access to ESPC database etc...

You can get info on how much a particular house sold for and who it was sold to rom The Land Registry - for the grand sum of £2.

I presume that paying more gets you more information.

have a looksee look in the local papers for similar properties.

unless there aren't any similar properties, or you live in the tower of london, of course.

Cheers goochie - very similar to proviser.co.uk which gives average price in a given postcode for each property type. I was looking for something that would take into account specific roads and has variables such as if its got a converted loft etc
