St Pauls

Any of them NOT NICE?

Pretty much the whole of the Hastings area leaves alot to be desired...

What I meant was are any of these areas not nice in the context of the area itself - not comparing it to say Edenbridge (although thats a bit of a sh1thole anyway - bad analogy I guess!!)

I'm not looking to move there!!

Looking at some auction properties to do up and sell on for a quick buck - dont want to buy one in a road that has a bad reputation within Hastings / St Leonards etc as I'll never shift it once its done up!

Hello

Mmmm... a friend of mine has some property in Hastings (proper) and it has gone up in value but not by much.

Edenbridge is interesting. I always thought it was fine, until my little girl needed to go to school. Then I realised it wasn't that nice after all!

Hence my moving back to Crowborough...

Property prices look tempting in Edenbridge but like you say the schools show the areas true colours - league tables show it very very low down!

But then I also think the local comp in Crowborough is a let down - I wont be sending my kids there. Luckily my gf lives in Speldhurst which falls into the Langton school catchment area.

Anyway back on subject - I just want to buy somewhere cheap (upto £20k) then spend £5k max and sell on at £40-50k within 1-2 months but no nothing of Hastings (which really is the nearest area I can afford given my limited budget).

If you got £20k to invest with a further £5k for improvements, you would be better to use the £20k as a deposit, get a larger property the rest on mortgage. look into all cost associated with mortgages and house purchase in general. Get a Buy to Let then flog it when the times right. Eg 10% on larger sum means larger profit.

Hastings, well it may not be the best place in the UK, why everyone slags it off I do not know, interestingly it is usually those that have never ventured there, but as for going out in the Evening as long as you know where to go it's fairly safe. I do it but go home to Battle.

There are bad parts to lots of places, lived in Dorking and Tunbridge Wells, have to say they also have ****e areas.

I dont want to risk more than I can afford. The last thing I want is to have my investment property repossessed!!

However I may purchase something that already has an installed tenant on an AST basis. However I dont really want a property portfolio (too much risk). I want to get in and out quick and make the max profit in the min of time and move onwards and upwards so I can start affording property in the £100k bracket in 'better' areas.

You were suprised Edenbridge schools were poor? Only needed to travel on the train regularly to discover that one! Mind you on that basis I dread to think what Hurst Green is like! The secondary school in Edenbridge has recently closed hasn't it?

Scooby96 may I suggest a day trip to Hastings / St Leonards to have a look for yourself? In order to buy property you need to get a feel for the market, and thers nothing better than having a look.

Probably be wise to speak to the local council to find out if there is a shortage of rented accomodation down that way. That way at least you'll know if you will be able to let out the property after you have done it up. Mind you if you can buy a property for £20,000 perhaps I'll move there!

I lived in a nice big house in Edenbridge, went to work during the day and went out elsewhere. So I never saw the more "interesting" side of Edenbridge!!

Jeesoos - looks like quite a nice house as well. Lets face it - if you can buy a house like that for small change, the place must be an absolute disaster area. You could but that house in a *bad* area of london (like where I live!) and it would be worth 175k no bother, even in bad condition

It wasn't a dig out you, but many people are happy to sit in their Ivory Towers and slag places off without even going near them. I'd agree the stats for crime etc are very poor, however there has been a hugh money injection which has smartened the place up. From an investment the house prices have risen very fast.

Would strongly recommend Battle, excellent primary/secondary school, however there is still trouble from people travelling from Hastings/Robertsbridge and indeed London. We were in the new house no more than 3 months when we we robbed.

All I'm saying is that Hastings is like a lot of other places, there are plarts to avoid at night and there are plarts to avoid fullstop.

Agree about the scum, however this stems from years ago when the Council accepted money to re-house them from London. Unfortunately it's self-perpetuating, some say they should not be allowed to breed, but that's another can of worms.

What sort of place are you looking for in Battle?

Hastings could be a really nice town- I love the many buildings left from the glory days and the art deco feel a lot of them have.
What really lets it down is the lack of decent infrastructure for commuters. It's not really possible to commute to London without a lot of hassle and anyone who's used the A27 will know that isn't an option either as most of it is single carriageway and heavily congested. The Govt cancelling the "superhighway" really killed of any chance of regeneration in the short term.

That said we bought a couple of properties to rent out there and they give a decent return as the initial purchase price was so cheap. We bought around the Police Headquarters, so a fairly central location and one of the lower crime rates in the area so we are told.
