Default I've had a new bathroom fitted. Guess the cost to help put me at ease... or cry..

I'm selling my BTL property and my target audience is first time buyers. The bathroom was very grotty so I've had a brand new one fitted.

I had a quote and went for it but looking back now, I'm not sure if I've paid too much. How much would you expect to pay for this? It's in Gloucester by the way.

Price is a complete job from ripping out old bathroom and gutting the room completely. Everything had to be tiled and refitted/plumbed in. I also had the old ceiling rose light fitting replaced with 4 LED downlights, relocation of towel rail, relocation of shower and an extractor fan put in.

Parts list that I sourced:

Bath tub + glass screen
Bath end panel
Bath side panel
Bath waste
Toilet (soft close)
Vanity basin
Basin waste
Matching set of waterfall taps
Shower with additional hand-held head
Illuminate mirror with shaver socket and demister
13m2 wall tiles (lower end from B&Q)
3.6m2 luxury vinyl floor tiles (B&Q) (2 packs, only need 2.7m2 but 1.8m2 per pack)
4 LED bathroom downlights
Towel rail

Pictures don't do justice. Just needs 1 more day to do some tidying up and painting of the walls but it's virtually there. You get the idea. Fitter obviously doing a leak test with the bath.

Honestly, how much would you expect to pay ALL-IN for that? Just gotta paint the walls white now.

Labour is always going to be the biggest cost. It all depends if you went with expensive fittings and carronite bath which are double/triple the cost of fibreglass. 2 to 3k would be fair

Labour alone will be £2-2.5k. So I'll say £6-7K depending make of units etc.

I'll just add that it was fitted by a legit LTD registered company. Not some odd-job handy man from down the pub.

Full bath suite can be had for 1-2k depending on styles. And labour I'd say 2k so around 4K would be my initial thought.
If you say 6k then yes paid too much

I am a bit skewed in pricing because I have trade accounts so but full suites at trade and only pay Labour at full rate. Nice suites can be had for 1.5k

I've had a new bathroom in my BTL property a few months back. About the same size as yours. Materials came to £2k and labour was £1.8k. Total £3800.

I had the floor tiled too.

Fully legit registered company too.

I reckon about £1500 for the bits n pieces and another £2k + VAT for the fitting, so about £4k all in.

Question is, will that makeover increase the value of the property to make it a worthwhile exercise?

I've just sold my flat and it had a 70s spearmint suite with more or less matching tiles. I could have spent a few grand, gone really basic and put a white suite in but I wouldn't have got any more for it than I did and the new owner would probably have ripped it out to put their own style on it.

Meh... That list of stuff cost me £1275. I paid £3130.97 to the company to do the job.

So all in it cost me a total of £4405.97.

I paid a bit too much on the fitting then I think. It would have been nice to of had it done for £4k. However, this company got a professional quote back to me within 36 hours which gave me confidence plus they had 56 very positive reviews on 'checkatrade'. Two other companies didn't even bother. Also, as the property is empty, I needed a company that were willing to just take the keys so I could leave them to it with no stress or worry.

Regarding wonky tiles(?) there isn't any Must be the camera angle! In terms of added value, I'd definitely hope to get £5-6k back when coming to sell plus the bonus of a quicker sale otherwise it was a pointless exercise. As soon as a potential buyer see's those waterfall taps and LED anti-mist mirror they'll be wanting to sign the paper work

I posted on Pistonheads and they all seem to think it was a good average price.

I've known of people pay a lot more than this for bathrooms that have turned out as completely disasters (a guy at work paid more than double for his, and the halfwit contractors employed by the firm it was booked through are still putting stuff right months down the road). At least you know it's finished, everything works, looks the way you wanted, and isn't going to end up killing you or the new owners or flooding the downstairs

Yes, I have 2 in my house. 1 in my en-suite and another in the main bathroom. I wouldn't consider ever not fitting one now. They work flawlessly and well worth the £100-200 depending on size. The mirror fitted in the pictures was £120 from 'Illuminated Mirrors' which is where I've purchased from before.

They work great , my only worry is the fact they are on 24/7 unless you wire it via the light switch but mine have led lights with a sensor so needs powered permanently. Not sure what their wattage is.

The ones I have have an 'on and off' switch on the side. Plus the de-mister pad only comes on with the LED mirror lights when you swipe underneath the mirror.

Mine are heated all the time , sensor only does the led light. I assume it's so they still demist even if you dont have the lights on.

I did mine for a 1/3rd of that but did all the rip out and refit myself with a bespoke vanity unit and cupboards built from scrap off site
All in would have been over £5k :/

I work in this industry I would of put a 500 quid one in , that wouldn't sell me on the house or add much value , unless you got a **** hot kitchen already as that's where you make money

House 2 doors away from me changed hands about 4 years ago, the previous owner fitted a really nice new kitchen in the hope it would help sell the house and he would recoup most of the outlay. Young couple moved in and within days the kitchen was being stripped out and has been replaced by something which looks more modern but I suspect is less well made than that which it replaces.
