I also noticed that Valuations are coming in at less that the agreed price ..... thats not to say it is a low valuation, maybe just an accurate valuation which appears low to the disillusioned seller?

Finally got my mortgage sorted out so me and the girlfriend have just exchanged contracts on a brand new 2 bedroom flat

Got a great deal in the end as well

Have I ever said anything different?

Whilst I think, quite rightly IMHO, that property is stupidly priced, anyone who buys a home they like, at a price they're happy to pay, has done well in my book.

A house should be a home, if that is the purpose for which it has been bought.

For those looking for some capital gain, however, things are a little different ..... hitting the bottom of the market is the goal, is it at the bottom? no-one really knows!

I'm looking for my next home.

A 10 year + place. I still won't pay an inflated price.

I've been putting the agents through their paces today and they're all saying I won't get the house I want in the area I want with my budget.

I like a challenge and will rent until I win!

I'm very pleased about that - I have been hunting for a second property for 9 months now - I have yet to see a 'Bargain' ....... simply a few 'well priced' properties.

Flats and Apartments 'look' like bargains at the moment ... that's just because very few people will consider them.

In such a transparent market it is hard to land a bargain ... the only way would be to buy privately at well below market price.

Lots of last minute repsossessions going at auction. They never got on the open market to be snapped up.

Not sure I really understand that. Yes, often quite a lot of the property at auctions is rubbish, but there is plenty of good stuff in there aswell. Stuff I would describe as 'prime'
Prime property needs to be disposed of quickly aswell for many reasons.

Prime property, priced right, will sell within a day on the open market. I know, I would buy it!

I have bought a property (over 20 years ago now) which I thought was a bargain as I knocked the price low and ignored the gut feeling which yelled DON'T BUY!!! ...................... result? hated the place from day one, took 8 years to get out of it!

Bought other properties where I had to beat others to buy and they have been the best places I have owned .... and, been the ones which have a queue to buy when I sold (to a point where you go to sealed bids).

Been buying and selling since way back and the rule has held true on every single occassion ... buy what others want, but beat them to it.

I remember an estate agent telling me years ago "its easier to sell a dump in a good area that a palace is a bad area"
