Whats going on with the flooring? Was the designer on acid?

 

Must say, the flooring was my main point of concern. Garish to say the least, spoiling an otherwise dream property in an idyllic setting.

 

Exactly what I thought. Come home after a night on the fruit juice and I think my head would explode if the room started spinning.

 

Does it also mention that, just as it said on Little Britain - the most popular destination for tourists after Siberia is Scotland!

 

Not around here they haven't. I recently bid on flat that went for 60% above its asking price Stupid ******* scottish system

 

The market supports what is around the market value, with some exceptions. If the flat was pretty standard, and not out of the ordinary, then the offers over price for the flat was probably set some 40-50% below what the market value of that flat was. A common practice.

The English system is this : set a asking price ABOVE or close to what you expect to get, and negotiate from there.

The Scottish system is this : set an asking price way BELOW what you expect to get, and let the highest bidder win.

There are pros and cons to both. Think of the it from the other angle when you are the seller

If a property looks like it has a bargain asking price, then it probably does, and you need to be prepared to either splash the cash, or realise it is not within your budget. After a while, you'll get a feel for what offers certain properties will require to be in a winning position. Lots and lots of free data on the web to help with these decisions in terms of historical price data etc.

 

As for Bridgeness Tower in Bo'ness, my take is this.

a) If the schedule has no pictures of the immediate surrounding area at ground level, the alarm bells start ringing. Looking at the price data, there's a lot of cheap houses in the vicinity, so it could be a really nice house in the middle of a less desirable locality.

b) Bo'ness, as others have pointed out, is not the most fashionable locale. The lovely Grangemouth oil refinery is just along the road, and with a westerly wind, there's only one place all these lovely chemical smells go

c) Saying that, it's a unique property, and I could see it going for a fair bit over the asking price if (a) above is not too disastorous. Unique properties are ALWAYS ALWAYS ALWAYS marketed WAY below the expected selling price solely to generate huge interest. Expect to see this one on the front pages of all the local property guides just to stir up interest. The sq ft area is still pretty good for the price, and the unique tower feature probably adds £100k.

Someone will see it, love it, buy it, and then grow to hate that staircase though.

It's been marketed perfectly for the non-local to splash out on. It's in good decorative order, and fitted out well. Expect £360-400k to be spent by a non-local IMHO if (a) above doesn't spoil things.

 

OK, dug out the historical data for it :

Seemed to sell last in 2002 twice within a month.....£200k firstly, then £160k a month later. First sale prob fell through.

£350k is easily supportable given the price rises in 4 years within that locale.

Even though it's an EH postcode, it's West Lothian as far as I'm concerned.
It's bad enough having to WORK in Fife right now

Thankfully, I only spend 8 hours in Fifeland and can then get back over the bridge to civilisation

 

I used to have a customer that was close to Dunfermilne, thank **** i was only 15 minutes from the bridge
