I live in a v similar house, Edwardian semi, tho' 4 bed, with seperate Bathroom and toilet upstairs. You don't say whether he toilet 'room' and bathroom are next to each other (they usually are), so knocking them together is usually an option. Otherwise you don't need to add a toilet in the existing bathroom, giving you a bit more space. If you have a hot water cylinder in the bathroom having a pressurised hot water system means you can lose it.
Otherwise the most sensible advice is to get a couple of good local estate agents round and talk through all the possibilities with them and ask for thier opnions on what would add the most value, and what buyers are looking for. We did with the 2 houses we refurbished, as you need to take into account the specifics of the area. Otherwise everyone on here's just guessing...

#31 - I can see the logic in that, but I think the one point this thread makes is that if you are living in the house rather than doing up to sell on, it will totally depend on your own situation, e.g. how many other people need to use the bathroom, if you are the sort of person who spends ages in there or just uses it in a purely functional way.
The main bathroom in my parents house where I grew up is huge - probably bigger than the whole bedsit I lived in when I first left home, but I didnt miss it at all.

Is the area you live in likely to attract a buyer with a fair bit of money and two kids, or a buyer who's careful with money and has three kids? The former would be more interested in a big bathroom, the latter would be more interested in the extra bedroom. As said before, not so many families (esp rich ones) have 3 children these days.
I had a 2-bed terraced house where I wondered about a massive loft conversion to make it a 3-bed house - but finally I realised that it only had on-street parking, so why would a buyer spend the extra money on that loft conversion for more room for their family, when they'd be more likely to be interested in a garage?

I'd go for a bigger bathroom and a smaller study myself!
All the houses we looked had a really cramped bathrooms and they were horrible poky things. Have a nice large airy bathroom - you'll be in there often enough!!
