would not take a gamble on renting now.

house prices have levelled in the last 3 months. they have NOT dropped in my area and houses have just started selling again.

the war is as good as over. buying confidence will return. cash is still cheap to borrow.

bet your still renting in 12 months, still preaching that the bubble will burst. even if it does - say max of 30% - house prices have risen 100% in the last 4 years.

all imho opinion of course.

I remember about 10 years ago "apprehending" two kids who were trying to destroy another kids pushbike while he stood there crying. I scared the **** out of them, threatened them with the police, all sorts. I see them regularly, they behave now and are nice well adjusted individuals
