This appears to be a really great buy for someone. An unmolested low mileage Type R is becoming very hard to find. If the condition matches the description this should be snapped up.
The manifold paint looks pretty much as new, always a good indicator of the mileage if its original.
Good luck!

Firstly, thanks to everyone for their kind comments.
Secondly, as an update I had the car serviced at Zen Performance yesterday:-
Engine oil (Millers CFS 10w/40)
Filter (and sump plug washer!) (Genuine Subaru items)
Coolant
Fuel filter
Air filter (std Subaru one)
Gearbox oil (Silkolene Syn5 75w-90 fully synthetic)
Rear diff oil (Motol 90PA LS - suitable for the DCCD)
Brake fluid (Motol RBF600 - higher boiling point than DOT 5.1)
The spark plugs were changed to NGK PFR7B's last August before the remap so I didn't have them done.
Mileage now 24,100.

Thanks. While the money would come in useful I can just about afford to buy the house and keep the car. So I'm only going to sell if I can get close to the asking price. (In fact I'm actually thinking about spending some more money on it soon!)
