Hidden costs of buying a house?
 
I'm figuring I'll need ~15k to cover stamp duty and ancillary costs (conveyancing, survey, any mortgage 'set up' costs, various other minor stuff) on a ~260 - ~280 k house? What you do think?

It's unlikely I'll be able to find something below 250k allowing me to drop into the lower stamp duty band.

It's quite a chunk of change.

Myself and my partner are in a similar position Tony. We don't want to spend megabucks on a house where we are at the moment because we don't know how long we're going to stay round this area.

We're looking at spending just under the £250k mark and keeping income free to save.

You'd think there would be a load of houses just below the stamp duty threshold e.g. £249995 and then a load starting quite a lot higher e.g. £270k+ but we're seeing ones advertised for £252,500... and houses around the £260k mark have sellers who do not want to negotiate on the price. The cost there is £25k more to a buyer than one that's going for just £10k less it's madness!

It should be calculated as a percentage of the house cost price or something because it's very unfair. A bit like taxing someone for having the audacity to die! :cuckoo:

£2k covered our legal fees and related conveyancing fees IIRC. Home buyer's report was by the seller. Removal fees, life and buildings insurance were the only other costs apart from stamp duty which certainly has not gone away in Scotland, it was about the same as 8 years of mortgage payments.

Depends where you want to live. Ultimately if you want a large house in a nice area the cost is always going to be high.

We're looking at getting something that needs a lot of work so we can get the value to go up :)

Exactly...Did the same here...bought it rundown sold my finished house,wife cried her eyes out...thought I had lost the plot..

Depends what you mean by 'run down'. I'd think about something that needed redecorating and 'some work' but having to gut a house horrifies me because I know very little about building. No I'm not in the market for a renovation job but nor do I want gold taps and a designer granite work top and arger lol.

There was a report on the radio, saying weather England will follow Scotland's rules (listed a few including the duty) when there's a vote for Scotland to be FREE

But if you spend £30k increasing the value from £240 to £270 then the next buyer has to spend an extra £25k on stamp duty as well as the increased value. You might find it difficult to sell. But of course the rules might change again by then.

Something like that I suppose. White flight is a real phenomenon and it isn't EDL supporters doing it but 'normal' middle class people.

I never said I was moving to this area because it was mostly white by the way.

It is entirely your choice where you live of course, it's your money and we luckily live in a free market economy.

I'm just wondering what you are scared/worried/paranoid about that makes you want to live in an area where the people were born in the UK and that has been shown in the census to be 99% white


What worries you about living amongst black/brown people? Do they scare you?

I was making an observation about the area I planned to move to. I never said this was the reason I was moving there per se.

I went into HSBC to review my mortgage options and they were chock a block with people getting appointments for the same reason. Yes there is a house buying fever again. :(
