looking for a Architect
 
I need some plans drawn up for an extension. I have been to the council and they have approved.

I have been quoted £600 + council fee's which i thought was little too expensive?

It is for a single story rear Extension.

Looking for someone around east London or Loughton area.

I've just done a single storey drawing pack, charged £350.
I'm no where near you though Sam, perhaps the going rate is more down in London.
You don't need an architect, just an architectural technician.

Sam, what exactly do you want done? You want an outline plan for planning permission (or are you doing it as a permitted development?) ?

Then you'll want building regs drawings as well? Is that correct? I would have thought £500 is about right for all that( inc structural engineering calcs) from someone who knows what they are doing.

Let me know if you get stuck. I know a fair priced architect in East London, problem is he has been ill recently. Obviously if you can get someone to do it for £350 you are laughing.

Btw, your local council are a right pain in the ass when it comes to building regs. Got a couple of mates who live in Loughton and they had loads of hassle with them.

Sam,

Take a look at The Housebuilder's Bible Eighth Edition (8th Edition) and Haynes Home Extension Manual: The Step-by-step Guide to Planning, Managing and Building a Project which both cover design, planning, building regs and planning permission.

They both contain tips on when to use permitted development to make planning permission easier and what sort of plans you need for PP.

Yep to building regs, which is good enough for any decent builder to build from. On top of that you'd need to add structural engineers fees, you'll need a substantial bit of steel across the back wall, plus the foundations sizing etc. They're usually £75-£150.

From what I understand from your original post you've already got planning permission?

Have a look on my portfolio page at the extension I did recently. Forgive the crudeness of the website, it's not my forte and I really need to update it for other projects I've done.
