house buying(survey's)
Getting ****ed around by the bank about this.
How long should the home buyers report be? got 1 today saying "valuation" and was about a A4 page. Wat should it also contain? thanks SI |
IIRC that sounds about right if this is the basic survey it is purely a thing that says the house is worth what you are buying it for, if you want any further info you need the next one up from that {the name fails me currently} which gives you a very concise report, and then the structural one is next after that.

I thought the home buyers reports had been stopped, its just surveys as it always was???

Halifax's valuation when I bought my house listed basic things like
Rebuild cost Any basic faults on house (i.e rotten windows, loose slates etc) And a valuation of the house, it's so that they know that they are lending you money on something which is worth it to them should they have to repossess. |
Valuation report will contain the valuation. Homebuyers report will tell you that as they haven't tested anything you should assume it all needs replacing and the structural report will make you wish you hadn't bothered.

i think they do different ones like Homefile 1 and Homefile 2 valuations, as well as desktop valutaions where the surveyors dont even leave the office, and drive-by vals are done too.
depends on the loan-to-value i think, and other factors for which one is needed. |
