TENANTS FROM HELL
 
Six months ago i rented my house out to a couple basicly they are a pain in the arse and iv sold my present house so i need the house back and i dident give them a lease
last month i give them 2 months notice
tonight he comes round and says i cant leave for another 2 months because the tennants in his house needed 3 months notice but it could be more he has no time scale

he also came out with this gem... did you see the tenants from hell on TV it took a bloke 6 years to get his tenants out and they dident pay any rent

so i said... if my tennants dident pay rent id drag them into the garden and chuck everything they own after them

i think this bloke may be thinking of taking the piss how long will it take me to get him out legaly

if he dosent pay this months rent i will end up doing somthing stupid

Oh dear, you may have a big problem, especially if you have no short term tennancy agreement in place.
Try http://www.landlordzone.co.uk/ it may be of some use, failing that I think GC8 has the alternative idea.

Probably less likely to GBH someone if you've done it before due to the consequences being much greater.

Drop the hints in, but also drop the hints that you're too clever to actually get the police involved.

when i said id chuck him and his gear in the front garden he said "the bloke on tv who did that ended up going to jail" to which i said "i dont give a fcuk"

i think he may be just testing the water

he also said with me not having a lease in place he could take all the carpets light fittings ect i had just put everything in brand new and all nice stuff aswell as i wasent intending to rent
i told him id go to his works ( he works for a decent company ) and see him and sort things out there if he did

this seemed to shut him up a little
the rents due on the 25th so lets see

If you have no agreement (anything on paper) then cant you just say they are burglars and have them arrested. Might have a wasting Police time implication though if they put up a fight and neighbours agree they have been there for months. I think if you give them a notice to quit and they dont leave after a reasonable time(short) then you are allowed to change the locks while they are at work and put their stuff in secure storage( you cant just chuck it out) and if they attempt re-entry you can get them charged with breaking and entering. Dont know if any of this helps but telling them to leave and backing it up with the law on your side must be better.I think this is right but get proper advice soon!!

Oh dear! You're screwed. The law is on the tennants side, not yours! :(
Mother and step dad moved to spain about 2 years ago, let thier house to what they thought was a single woman, no animals, proffesional. She was in fact with partner/cat/and eventually child :(
Once Mother tried to get them out, as end of lease was looming, had the devils own job going down the legal route. During all the time the courts and solictors were battling it out, this couple paid minimum rent, nothing else.
I said from the get-go we should have gone in one day when they were out, and just shifted all thier stuff onto the lawn and changed the locks. Then put someone much more trusty worthy and large in place for when they came home. Didn't listen to me though, and ended up costing a fortune to get them out.

Good luck, and get a solicitor NOW!

Well today is d day or rent day as i like to call it
i just rang him up and said are you paying the rent today ?

he said NO IM ****ING NOT
so i said im on my ****ing way round
he said come on then...(cheeky tw@t)

so i go round bangs on the door like someone posesed
he comes to the door all nice and calm
i said i want the rent
he said na im not paying it you have got my bond ..use that
so by this time i have blood rushing to my head starts shouting at the top of my voice i want the fcuking rent (this is a nice area so curtains are twitching ten to the dozen)
i repeted my thret from the oter day i will chuck you and all you gear in the garden
he starts shouting im no fcuking prick do what you like i know my rights, you will get locked up blah blah
in the end he said do what you like and shut the door on me

basicly im fooked in the morning im ringing round a few mates
but this fella is a hard faced **** and dosent look like he will budge or be intmedated what next ?

Bleedy hell! I feel for you!
I am thinking of renting out my place.
Can you tell me what kind of agreement, if any,you had in place?
You wouldn't give a complete stranger or even a friend your car to use for 6 months without some cast iron paper work so why did you let them have your house?
I am just interested in your thought process at the time.Was it to save time,money,solicitors,etc?
I don't want to get into these sort of problems.

If there's no lease been signed then how can he prove that he's been a tenant? if he can't prove this then could you not just get some big mates together, turn up, physically thrown him and his belongings out the house and deny that he's ever lived there.

Obviously putting the fear of god into him at the same time might stop him from taking things further!!!!!

It's your house.......take it back!!!

Just my suggestion but I've never been very PC I'm afraid.

mate to be honest i had nothing ,i put an advert in the paper and they come round
i know its foolish but i was in a hurry to rent dident need to be paying two morgages and they were the only ones that came to veiw and they beged me to have the house they had a company car a decent job had lived in the area before ,paid a month in advance and a bond
this only came about when i give them 2 monthes notice to leave

Ah, the payment by DD doesn't help.

I suppose if you were to make him aware that it might not be good for his health to take things further then you might avoid further dispute. 4 large mates might help make this point.....

Or, get a mate to punch you in the face.....right in front of the tenant (like the scene from fightclub!) and say that if he kicks up a fuss then you'll report him to the police for hitting you.....and you have 4 witnesses!!!

before this gets any more heated, it might be a suggestion to find out exactly what it is he wants mate.

Im sure you wouldnt do this yourself, but if someone backed you into a corner aggressivly, you would want to fight your way out of it, know what i mean.

trouble is here, you may end up loosing rent, and you might also find yourself with a house that needs a whole lot of repairs.

dont get me wrong, this guy seems like a total wanker, but you have a financial interest to look out for here.

stay the right side of the law, hard though it may be and maybe do a little bit of homework to look at nearby lettings suitable for him, tell him he will need a reference for his next home, tell him you will give it to him.

anything to get this leech out of your home, then put this behind you and learn from it.



that would be my plan, if that fails, burn him out like a rat lol

i know what your saying i have found alternative place for them when i give them the notice there not intrested
his words were i cant move into my own house for three months maybe more
it dident get agresive till he said he wasent paying the rent
thanks anyway
