Stamp Duty problem :-s
 

Have exchanged contracts on a house with a purchase price above the 3% threshold, however the developer (new build) applied a discount that brought it down into the 1% bracket.. this is the amount on the transfer deed etc.

Just had a completion statement from the solicitor saying 3% stamp duty .. yet they (and the developer) both told me it'd be 1% :wonder:

Will obviously call in the morning but anybody got any ideas what % is correct??
