Its a load of bollocks that......2 houses in our road have just sold for 190k and that website says the average is 69k:cuckoo:

AVERAGE SMAVERAGE.... have a look at it properly, it tells you what each house on your street sold for over the years. exact figure... got our present house, old house parents house etc all correct so I have no doubt in believing what others it says

It seems WAY below the actual current values....

That's the beauty of that site. It tells you actual selling prices not asking prices.

The "average" is actually a fairly useless figure - it's worked out from all of the house prices that are subsequently listed.

For example, 3 houses sell in a street:-

1 for £50,000 in 2000
1 for £100,000 in 2001
1 for 150,000 in 2002

The average price is £100,000 despite the fact that the current value may be closer to £200k.

By clicking on the street name you'll get a more accurate figure based on the most recent sales.

They should do this type of thing for cars. It would soon sort out the dreamers asking above the odds for Scoobies!! :D

generally it's very accurate, but there are mistakes. the data is only as good as the person who inputs it - probably someone paid minimum wage typing all day from the land registry data sheets. i think this info is also on the land registry web site somewhere, so perhaps less chance of mistakes there

It also appears to show the amount you have re-mortgaged as the sale price.
