Trying to sort out a new mortgage at the moment, but due to me only just finishing my second year as self employed, and hence only having my start up years accounts they are all being arsey.

Anyone any tips?

We have been told that the Bank of Ireland will offer a mortgage up to 75% Loan to value (which our new house is) no questions asked, and with no income proof required.

Anyone had dealings with them?

This country is a shambles - I have accounts here for this year so far that show a marked increase in turnover since my first year, but they count for nothing [img]images/smilies/mad.gif[/img]

Are you self-employed or Ltd. Company? I'm Ltd. and just went to the Bank of Scotland where my business account is and had no problems.

what about you have a current morgage for 80k and your house is worth 120k, can I remorgage my house and take a morgage for 90k and spend the 10k on anything I want, i.e. debt consolidation or home improvements????

There are plenty of self-cert mortgages out there, its alot easier than it was when I was first self employed back 95 trying to get a mortgage, quite a few lenders will lend 75% value with no proof of income needed.

Have no-one to shout at at the moment, so have to vent my anger in typing. Just got off the phone to the mortgage company and they have refused our mortgage application cos I only have 2 years accounts (which is what they ask for) and they now want 3. [img]images/smilies/mad.gif[/img]

I am fecking furious - everything else is sorted, and the house sale is about to all go through and they do this. We've been with them for 6 years, never missed a beat and I have an accountants certified letter here stating my first years profit and that my forecast income for this year could cover TWICE the amount we want to borrow, but they still say no.

So now I have to go back to finding a new mortgage provider, but here's the best bit - they wont give us an advance, but I have to pay THEM £2500 to redeem now (5 months ealry from a 6 year tie-in).

I have never been so [img]images/smilies/mad.gif[/img] in my life, but dont want to ring them and shout at the dozy Welsh bint that said everything would be fine when I told her the figures.

The ridiculous thing is, if i was back at my crappy Airtours job earning half what I do now, they would have said yes, even though I could have been made redundant at any time [img]images/smilies/mad.gif[/img]
