Me and the wife went to look at a house at the weekend and fell in love with it. Loads of character. Massive annex at the bottom of the 170ft garden. :D
We didn't even bother haggling and just offered the asking price. Just had a call from the estate agent and the offer has been accepted. ChrisB - it may be quicker, as I say, it depends on chain.
We bought a house last year, 2nd to last in the chain, with three above and it took four and a half months. At times, it feels like an eternity!! |
Chris, learn to shout at the solicitors dealing with the transactions. From experience, solicitors have one pace ... there own slow one.;)

Puff: it's hard when you lose the house you fall in love with, but at the end of the day you have to look at it as it wasn't meant to be and a better one will be round the corner. Good luck to you and Mrs Puff in finding you future home.

It's the vendor's solicitors you have to watch! - Our vendor's solicitor wanted to play golf instead of completing on our purchase last time... It wouldn't have been so bad if the vendor hadn't told us that we had to complete by the end of the month, and it was the last working day of the month!
He got his ear bent severely 4 times :) - by me, my solicitor, the vendor and my mother-in-law!! He didn't play golf that day... |

ChrisB - Hope all goes well with the house buying! When I bought my first house, it went through in about five/six weeks - I was a first time buyer, the lady I was buying off was moving in with her fiance - next door! :D When my wife and I bought our house we were "first time buyers" again, as we had been renting for a time - this time round there was a chain that broke at the top, and the whole process took about four months :( I would take anything an estate agent tells you with a pinch of salt. Through the four months we got to know our seller, and the people they were buying from too - and we knew what was going on, and it was quite different to the stories we were getting from the estate agents :eek: |

The last time, the buyers of our house were so slow, we actually had to complete on our new house 3 weeks before we completed on our old house. What was annoying was the fact they were in rented accomodation, and wanted to be moved in quickly before the end of the month. 2 months later, the only way we got action was to tell them, unless i have a cheque in my bank account by wednesday at 3pm, the house is for sale again. Amazing how quick they can work, when they have to. |

Have been looking to buy a house here for almost two years. Have only found 2 we like. The first we lost as my work started hearing rumours that we would move to a different country. It was heartbreaking to lose such a good place. BUT Found the second in January, way better than the first AND considerably cheaper, offer accepted in Feb, and it is normally 2 weeks before signing a contract. Just as we were about to sign we found that the ex husband had put a charge on the house so the bank wouldn't lend me the money to buy it. I've spent the last 2 months trying to find out how to get the charge removed. Off to a bank at lunchtime, and land registry tomorrow, to continue the tale. Jase and wife - best of luck, but don't get too mentally attached to it, as it really hurts if it goes wrong. Which in good old UK (as well as Portugal), it can do. :) |

Point taken Steven - but I know I'm not going to fobbed off on the phone or that somebody is “out at lunch” when my Mum can go downstairs and speak to the person doing my house :D |
Brendan, the only way the charge can be removed is if the ex-husband discharges it,he is obviously protecting any money he has invested in the property, it might be worth contacting him to offer a solution,which will also mean haggling on the price of the house to reflect this. Good luck.

SB - I'm in Portugal, why do you think the bureaucracy would be that simple;)?
From what I understand, it was put on by the bank (due to her not paying her ex, or summat; it was about five grand, so not much), and so she should pay the bank, which she now claims to have done. The problem is, whether the bank can remove the charge directly from the land registry, in which case all well and good, or if it has to go to court to do it. In a month, no-one can give me a straight answer. If the court, then legal procedures here are apparently notorious, people cannot predict if it will take a month or a year for the court to process the case even though it is purely procedural. In summary, I've been waiting two months or more to make a post just like your hubby has done today - believe me, you'll know about it when I sign! |
