Looks very nice. All in the drive though and listening out for anything sinister.

Grubby engine bay, but I would see that as honest, and wouldn't put me off.
A sparkling engine bay could have just been cleaned up to hide leaks etc.

Won't be be far off needing a clutch and timing belt kit.

regarding the clutch i am not worried as it depends on how the car was driven, I know mileage can factor in but its not a deal breaker

At 64k it should of had a timing belt. looks honest to me, decent add so not a retard owner.
