bad news
you get land value if i recall much lower than property worth.
been caught up in planning apps that the Local govstapo suddenly become a partner in!
once they get a slice of the pie, every subsequent planning application / amendment is suddenly approved, every obstacle removed using whatever legal methods are available.
BIB traffic wardens etc...
its like beating your head against a brick wall, they dont care!
