MODS PLEASE CAN THIS BE LEFT IN GENERAL AS NON-SCOOBY RELATED SEEMS DEAD TODAY:

I am currently looking at buying a couple of houses in the Hastings / St Leonards / Bexhill areas and wanted to know if anyone else is currently doing so as I need some advice (off line preferrably).

Having researched the repo market it would appear that its not that straightforward to glean info from Estate Agents / Lenders on which properties are repo's. I am looking at subscribing to a service called IPDS which links over 200 property auctioneers - but before I sign up to this does / has anyone subscribed to this service and found it excellent / good / ok / or crap?

I was hoping somebody might have the answer as well, as this is something my wife and I are looking towards. We just want to make sure the IPDS is not a fly by night company that will fleece you out of money, etc...

Thats what I thought but if you go via a few auction sites they all seem to link to IPDS!

Try looking at Clive Emson / findaproperty.co.uk - these have a few property details but I think these must be the tip of the iceberg.

Had a look at 2 properties yesterday (on findaproperty website), Caves Rd and St Pauls Rd St Leonards - guide prices of £25k and £20k - transpires that these have been sold for £35k and £50k - FFS why cant these companies keep their sites up to date!!

Mail me direct if you want to chat further about this - we could always go halves on the IPDS!!?

Like I said above - I think they're ok as they do seem to link well over 200 auctioneers who have a reputation to maintain. Looks like Scott W and I might be doing a deal on the IPDS - you're welcome to join us maddriver? Let me know by midday as I will be purchasing the subscription after then

I was looking at this the other day as well as someone in the office was talking about it.

Repossessions generally have to achieve the highest possible value for a forced sale. Therefore they are often sold at auction. Some are sold through estate agents and there is a suspicion that some may be less than honest and sell them to friends.

However often when sold through Estate Agents any offer has to be advertised, giving other potential purchasers an opportunity to buy it. Therefore worth having a look at the Legal pages of the local paper!

Tried that too Chris, however theres a plethora of 'local' rags round here so short of making sure I get everyone every day/week I was looking for a service that emailed me when a property matching my criteria became available, or where I can do a daily search for the same.

S96 - I'll mail you from home in a few hours, I might well be interested. But what's the fee that should be split? You haven't said if it's 30 quid or 3000!

As the subscription includes email updates I will set up an internet email account and set up a rule so that it automatically forwards the emails to each of you upon receipt.

Ok guys - give me an indication of areas and price range you're looking into investing in so I can set up the alert criteria. Can choose 3 counties. I have initially input Kent, East Sussex and Essex but can change these depending on your choice.

Berkshire, Hampshire and Surrey would be my choices. Berkshire would be my number one choice though.

Cheque is in the post, well it will be once the numbers are finalised!

Edited to add - Cheers for sorting this all out.

A whopping £12.48 each providing everyone plays fair!

As soon as I have the log in details I'll email them to you. You can do a search once logged in - not sure if it would allow a multiple log in so we may have to allocate specific times we do our searches.

K will send a cheque as soon as I get home tonight.

re the login point - do we all use MSN/ equivelent?
If so we could use it to make sure noone else is online before we logon, & to coordinate such things.

As for search, looking in Devon upto 70k

I'm confused. If you are allowed only three counties and each party wants a different choice of counties how can this arrangement work?

Cheers,
