HI guys,
we are looking at converting our attic and want to do it ourselves but we need some help and advice regarding the roof and floor etc.

Does anybody have any experience or would be able to offer some advice etc.

Its a new build , semi detatched and we are looking to conevrt the whole attic with and en suite.

You will need to follow planning and building regs on this, I assume skylights will being going in Gem as from memory one of these will need to be labelled on the certs as a fire exit as it's I believe classed as a third floor.

If you doing an on suite look into Saniflo macerator pumps (http://www.saniflo.co.uk/?gclid=CLXV85Suv5ECFQVjHgodJS7CyQ) this will allow you to place the services away from a down pipe to get best use of the space.

I wouldn't even bother looking into it.

Your more than likey have standard trusses in the roof as it's a new build, Ie, they have surporting timbers that zig zag across the roof and are held together with metal plates. Unlike a cut roof which are found on older properties which have timbers for the up and down sides with big timbers that sit in the walls and support the up and down ones but nothing in the middle.

If you have trusses you can't have a loft conversion unless they are attic trusses or they are replaced, this means stripping the roof off and replalcing them.

Even on older properties you can't simply just go into the roof, the timbers that you would use as joist are simply not thick/big enough and would need to replace with bigging ones or have bigger ones added.

This is without evening going into the building regs/fire regs, You normally have to replace all doors to habital rooms with fire doors, which means new linings, fire stop, intermitent stripes and atleast a 30 minutes fire door about (£100 per door plus fitting) Plus a New stair case, the insulation too would cost a fortune atleast 140mm thick of celotex.

Kev , its all Chris's Idea. Living with 4 women is getting him down so he wants a hide away (another one to go with the garage) . He is scared of spiders though so I can't see him staying up there for long .lol
