Just discovered that there is a hole in the silver roof lining in my loft. Water started trickling through the ceiling. I've asked for a couple of companies to come and have a look Friday and quote. Is this sort of thing usually an easy fix or is there normally something that is more complicated? Also what should I be expecting to pay.

Have you had a look from outside to see if a tile has come off?

presumably it's a pitched roof? and the silver lining...? is that insulation stapled to the underside of the rafters or is it felt on top of the rafters (ie under the roof tiles?)

a pic would be handy, but as robby says, see what it looks like from the outside as well

The silver lining is stapled above the rafters. I had 2 companies round this morning and 1st guy said it looks like a cracked tile that has allowed water to trickle from the top down to the felt with the hole in it. He has quoted me £70 to replace the tile. The second company didn't quote as they said it would need scaffolding as I live in a town house and it could be the felt has deteriorated. They said they would need a full examination, but would need scaffolding in place first.

give it a good squirt with some expanding foam,

Silver lining sounds like the membrane underneath the tiles. Its job is to shed water that gets under the tiles into the gutter. If you can see the rip try and repair it with a blob of silicone sealant. If it is a tile that has come off you'll need to get it replaced as water under the tiles could rot the counter-battens and cause more tiles to come off.

the silver lining sounds like insulation to me afterall the poster says it is fastened to the rafters (roof trusses.) its purpose would be purely to insulate. the waterproofing would be from the tiles and underslating felt in an emergency (assuming no sarking boards as in scotland)
