We have an open chimney stack, the pots are no longer there and it is completely open. It's on the gable end of a terraced house. The rain is coming down it and causing a right old mess. Does anyone have an idea what it would cost to have this capped off?

No scaffold normaly, just 2 men , ladders, some slate and some sand and cemet, >>> fix slate over flues with sand and cement ,

does that include venting it or just the capping,or leave the venting to the customer as i presume from the mess a fireplace must be open?:D

No seriously proper job would be a paving slab cut to sise , the a bit of sharp sand and cement, would not do this of a ladder unless its a bungalow!!! as said 200 notes would be fair...:)

Ideally you should still vent the flue top and bottom to clear condensation, will leach through the chimney breast, bringing the tar with it, not nice!
