Building onto a new build (5yr old)
My mate is thinking about this & reckons 35k would do it

Are they empty rooms... or kitchen/bathroom..????
It makes a big difference, whats the ground like for footings... does it need pileing..?? what are the walls to be.... rendered, or brick??? so many things make a big difference.,.... i'm currently involved in two house extensions and both are over 100k..... and one of them is only single storey, three rooms... plus changing the existing interior a bit aswell.... you don't get a lot for 35k these days.,....!!!
sti-04!! 13 March 2006, 22:09 He want one big bedroom with ensuite downstairs with a utilty coming off the main kitchen. Upstairs 2 bedrooms with a jack an jill between them. Walls to be brick & ground is stable.
Certainly doesn't sound like 35k to me.. best get local quotes...!!

mshill 14 March 2006, 00:21 If you are going for local quotes, make sure you get references of previous work and also go and speak to the references, get the reference straight from the horses mouth and you might get a chance to see previous workmanship.
Remember you would not give yourself a bad reference;)

35K would do it in the York area , and with some change , > With it been a newer house its easy to match roof tiles bricks ect , cheers Alan.

grimsby is not that far from york and for that project your looking at alot more than 35k.
its my full time job also.
im a brickie and per thousand bricks round here on price work is £350/£400 and on a day rate im on £15 per hour.
so from dig out footings to decoration of extension etc......................35k. :nono: no chance

P20SPD 16 March 2006, 13:35 Live near to York, and our 2 story extension (7.5m x 5m) cost roughly £40k fully finished, but that had loads of problems.
Awkward neighbours, so had to build overhand.
Bricks had to match the 1850 originals (£500 per thousand)
Need a raft as the base, due to poor ground.
Old part of the house needed fully tanking
Slate had to match the original part of the house, ie natural slate
Fully plastered, and fitted out.
Extension covered 1 bedroom and 1 bathroom upstairs, 1 kitchen diner, 1 utility room, and one downstairs showeroom and WC.
Granted we did quite a bit of the internals ourselves, but i still thought it was cheap.
DJ140 16 March 2006, 15:43 We had a 2 story extension built 3 years ago, 21ft x 12ft lounge, plus upstairs bedroom and en-suite for around 28K. Flooring, furniture, paint and soft furnishings pushed the cost up though, just painting and installing the skirting boards this weekend.......
I guess 35-40K would be about right.

david if that question was to me the prices around the grimsby area are
£350 to £400 per thousand bricks then day rate @ £15per hour for dentol work. Up the gable ends etc...........
the price for block work is £1 per block or £1.30 if pointed.
So roll on the good weather ;)
