Hi I'm planning a 2 storey extension to my semi - have got the design settled on and knocked it up in 3Dmax - question is should I go to an architect or a draughtsman to finalize the design? I don't want to pay over the odds but has anyone got any advice?

Also anyone know a good builder in the darlington sedgefield area?

you will need an arcitect. they put all sorts of rubbish on the drawings to satisfy the local planning office. they also know the people at the council in case of any problems. DO get a fixed price from them. DONT allow them to charge £50 here and there for copies, submiting plans etc.

architect, draughtsman, architectural technician - anyone with drawing experience. you could probably sort the application out yourself and then ask someone to work up the building regs drawings after you have a consent - you'll spend less money that way but you are more likely to miss things or make silly mistakes than someone who does this for a living. don't ask a builder to quote on your drawings - use the building regs dwgs!

Ring your local building control office. If you are nice to them they will give you a list of builders they deal with regulary, they do this for my building company. If the builder is good, he will be able to sort the drawings and permission as part of the overall service (we do). If you want to get a rough idea of the sort of ballpark cost you may be looking at for the total build, try www.travisperkins.co.uk (http://www.travisperkins.co.uk/). They have a self build section on there, where you can input your rough building requirements IE: single/double story, Brick with tile roof etc. It will also give you the option for building yourself cost, using tradesmen and type of finish. Give it a try but bear in mind it will only be a ballpark figure but will give you a rough idea.

just ask around anyone you know that has had work done ... or your local building control would be able to point you in the right direction..... be carefull with some"architects" just doing a job for a customer at moment and he has specd way over the top.... years in advance of current regs... cost £500 more alone for insulation...
